Summary
Indian real estate attracted more than $85.5 billion in institutional investment between 2011 and the first nine months of 2026, according to a report by realty consultancy Vestian. The report attributes the growth to regulatory reforms, greater market transparency and the emergence of institutional-grade assets. Investment inflows reached $6.78 billion in the first nine months of 2026, the highest recorded for the corresponding period in any year over the past 16 years, despite geopolitical tensions, including the West Asia crisis, and a record low for the Indian rupee against the US dollar in the first half of 2026. Vestian linked the resilience to institutional-grade asset development and pro-investor policies supporting global capability centres (GCCs) and data centres.

The composition of capital differs by investor type. Commercial real estate accounted for 65% of total foreign investment over the period, with warehousing taking another 14%, reflecting a preference for assets generating predictable rental income. Domestic institutional investors favoured residential property at 49%, followed by commercial at 39%. Commercial real estate's share of total institutional investment nearly doubled to 73.2% in the first nine months of 2026 from the corresponding period in 2011. Premium and luxury housing accounted for 56% of institutional residential capital over the period.

Sunil Pareek, executive director at Assetz, said offices and warehouses offer predictable rental cash flows, while residential investment depends on a developer's ability to deliver. He said governance, capital discipline and execution certainty will be the key tests for residential developers, adding that institutions will increasingly back the platform behind a project rather than the project alone.

Tier-II cities are gaining share, though established metros continue to anchor activity. Mukesh Choudhary, managing director at Accuspace, said institutional investment is expected to diversify, with capital guided by asset quality, transparency, infrastructure, occupier demand and stable return potential, and that Tier-II cities could attract a wider range of institutional opportunities in the coming four to five years. Suresh H.A., managing director of Sanjeevini Group, cited Bengaluru as a key market with strong office, retail and housing segments.

Vestian projects that India's real estate sector will attract more than $9 billion in total institutional investment by the end of 2026. Bhavesh Kothari, founder and CEO of Property First Realty, said investors are increasingly prioritising stable long-term income, while cautioning that continued growth depends on projects meeting actual market needs.
